London’s largest estate regeneration to date, Carpenters Estate, gets unanimous approval from London Legacy Development Corporation.
The plans were brought forward by Newham Council’s wholly owned development company Populo Living, with a project team led by Tibbalds for the Tibbalds CampbellReith JV.
The project’s masterplan, developed by Metropolitan Workshop, Proctor & Matthews and LDA Design, looks to prioritise streets and open spaces, with a new neighbourhood park situated at the estate’s centre- the team also included environmental consultancy XCO2 and Mott MacDonald.
As well as the development of new mews streets and communal courtyards spanning outward of the site, to allow for more light into the surrounding spaces and buildings.
Benjamin Walker, director of LDA Design says: “There will be seven distinctive public spaces which form a coherent network, with a multi-generational neighbourhood park at the heart – a place to play, socialise and relax.”
With up to 2,022 sustainable homes, based on a resident-led masterplan that secured over 70% in residential approval, included in the plans. 50% of the homes are for social rent.
While taller mixed-use buildings, with commercial and community uses on the ground floors and apartments positioned on the outer edges.
Two of the estate’s original tower blocks, James Riley Point and Lund Point, are being retained and retrofitted for housing.
New buildings for the Building Crafts College and improved access into Stratford Station and the Olympic Park are also included.
With over one billion pounds to be invested in restoring the estate and creating new homes, the project will be delivered through a phased approach over the next 15 – 20 years.
