A UK supermarket chain and property development company have submitted plans for a new canalside neighbourhood at a former gas works site in West London’s Ladbroke Grove area.
The new neighbourhood proposed by Sainsburys and Ballymore is set to provide over 2,500 homes, of which at least 500 are slated to be affordable.
Plans also include green and open spaces, with new public parks, play areas and a restored canal basin.
Over 90,000 sq ft of shops, and restaurants, including a new 130,000 sq ft Sainsburys Supermarket.
The original 19-acre site is one of the largest remaining brownfield sites in the Royal Borough of Kensington and Chelsea; a large majority of the site has been closed off to the public for over 40 years.
Architect FaulknerBrowns has led the masterplan over the last three years, including a sustainability strategy that aims to maximise renewable generation and green infrastructure.
“The scale and location of the site – in one of London’s 48 Opportunity Areas – presents a real opportunity to create a thoughtfully designed, accessible and sustainable canalside neighbourhood with strong transport links,” says John Mulryan, group managing director, Ballymore.
Pending success of the application, construction is estimated to begin in 2025, with the first phase of homes to be delivered in 2030, along with the new Sainsbury’s store and the neighbourhood centre.
